BUYING PROCESS MADE EASY

1. Search

We will listen carefully to all your needs and wants and then set you up on a search portal. The search portal is beneficial for two main reasons. First, you can log in to the portal and see all the homes available that meet your criteria. You can also add notes or mark the homes you like best. Second, you will automatically get an email with any listing that fits your search criteria the minute it comes on the market. This portal is 100% accurate to the minute because it comes directly from the MLS, unlike popular sites like Zillow or Trulia. You can also download the LPRE App and search for properties from your phone whenever you would like from wherever you are.

2. Financing

If you need financing for your purchase, we can get you in touch with a top mortgage lender to get you pre-approved. This way, when you fall in love with a property, we can move quickly and get the offer submitted without waiting on a lender.

3. Research & Offer

When you find the home you want to write an offer on, our agents will run a “comparative market analysis” so you know exactly what the property is worth. We will also do as much research as possible to try and find out the seller’s motivations and then come up with a strategy to get you the best deal possible. Once we write the offer, we can meet in person to sign or we can send you the offer via email for electronic signatures. This process is extremely easy and is a great way of doing paperless business in a quick and efficient manner.

4. Contract To Closing

After we have an accepted contract, we will need to do a few things. First, we will need to get your earnest money deposited with the title/escrow company. Earnest money is typically 1-2% of the purchase price for resale homes in Arizona. The earnest money can be wired to the escrow account or a courier can come and pick up the earnest money check from you. We will also need to schedule a general home inspection and termite inspection. In Arizona, the typical inspection period is 10 days.

On the day of the inspection, we will meet the inspector for the last 30 minutes of the inspection for the “report period.” The inspector will go over any items that need to be looked at further or repaired and show us exactly where the issue is on the property. If you are available, you are more than welcome to attend the report period.

After we get the inspection summary report, we will determine which items you want the seller to fix and we will put that in a Buyer Inspection Notice (BINSR).

Throughout the escrow period, you will be working with the lender, if applicable, to make sure the lender has all the necessary information and paperwork needed to process the loan. We will do a final walk through 2-3 days prior to the closing to make sure the inspection items were fixed and the home is in a similar condition as when the offer was written.
